This architectural commercial build called for intensive design management and constant coordination between our site team, the client and the designers. With a large earthworks package and winter conditions approaching, sequencing was critical. Early stormwater culvert installation and managing boundary levels—at times with an FFL three metres above—created structural and drainage challenges that required careful planning.
Using a suspended Bondek floor and creating individual 1,000 m² fire compartments meant we could meet fire regulations without sprinklers, while 12-metre precast warehouse panels required tailored fire considerations for the goods stored within each zone.
The two-storey office became the standout element, featuring a curtain-glass façade, Alucobond cladding and a copper fascia, with polished concrete floors and custom copper detailing inside. Combined with the 12-metre-high precast warehousing to the rear, the project showcases high-level detailing and coordination—delivered on time with the quality expected of Sagle.
